Energy Performance Certificate (EPC)
Energy Performance Certificate from €75: What’s Included, When They’re Required, and How They Benefit Your Property
According to Spanish regulations, the certificate is mandatory for new builds since 2007 and for existing properties since 2013. Once registered, it remains valid for 10 years.
We help you to make the most of your Energy Performance Certificate and unlock its benefits
Since 2016, homes with high energy efficiency ratings have been eligible for real estate tax (IBI) discounts of up to 20%.
We offer our consulting expertise to help you make the most of your energy certificate and unlock every available benefit. Our team guides you through every step—ensuring full compliance and maximizing your savings.
The energy certification process includes:
Property visit and data collection
A technician inspects the property, conducts checks, and performs tests to evaluate its condition.
Energy rating
The property’s CO₂ emissions per square meter (kgCO₂/m²) and energy consumption (kWh/m²) are calculated to reflect both the environmental impact and the energy costs needed to maintain a comfortable indoor ambiance.
Factors considered include:
- Facade design
- Location and orientation
- Condition of floors and roofs
- Type of windows and installations (heating, cooling, shading, domestic hot water, and lighting)
The rating ranges from A (most efficient) to G (least efficient).
Improvement recommendations
We suggest ways to optimize the technical components, fix thermal bridges, and improve isolation, windows and openings, along with estimated cost recovery times based on expected energy savings. We also inform you about possible incentives.
Registration and certificate delivery
The certificate is submitted to the appropriate registry according to the location of the property; in Andalusia, for example, this would be the Andalusian Regional Registry. It is delivered digitally signed, along with the official energy label from the Ministry of Industry, which includes:
- Validity date
- Energy rating
- Registration number
- Applicable regulations
- Property cadastral reference
