Technical Building Inspection (ITE)

This technical report assesses the condition of a building in key areas such as accessibility, safety, sanitation, and appearance, and outlines the necessary interventions to ensure compliance with current regulations. The ITE is regulated by Royal Decree-Law 8/2011 and by municipal ordinances in cities with over 25,000 inhabitants. Additionally, each autonomous community may set its own specific conditions and deadlines.
In the province of Málaga, six municipalities already require this report from property owners, homeowner associations, or legal holders. It must be issued by a qualified and competent professional.

Technical Building Inspections (ITE) are mandatory in the following municipalities within the province of Málaga:
- Málaga
- Antequera
- Torremolinos
- Mijas
- Estepona
- Marbella
The ITE applies to the entire building or real estate complex, including all apartments, commercial units, and common areas.
If the inspection result is unfavourable, a commitment to carry out the required works must be submitted, signed by the property owner, in accordance with the applicable municipal ordinance. In addition, a building permit must be requested to proceed with the necessary repairs. Once the work is completed, a final works certificate signed and validated by the official professional association must be submitted.
