Frequently Asked Questions about the Building Evaluation Report (IEE)
What does the Building Evaluation Report (IEE) include?
For single-family homes, the IEE is based on a Technical Building Inspection (ITE).
If any deficiencies are found, a detailed report is prepared including:
- description of the damages
- causes of the damages
- measurement of the damage
- assessment of each damage
For buildings with multiple residences, in addition to the ITE, the report also includes:
- an Accessibility Report
- an Energy Efficiency Certificate for the building
What happens during the technical visit?
One of our technicians visits the property to collect the data required by the Municipal Conservation Ordinance and current regulations (Royal Legislative Decree 7/2015, October 30). This visit is essential to issue the report with full accuracy.
Which areas must the technician access?
The technician must be able to access all parts of the building. They will determine which areas need to be inspected.
Are commercial premises also inspected?
Yes, all premises in the building are part of the process, so authorization is needed to access them.
Is it mandatory to have a homeowners’ association to carry out the IEE?
No, having an established homeowners’ association is not required to carry out the Building Evaluation Report.
What if a Technical Building Inspection (ITE) has already been conducted?
If the building already has a valid ITE, the technician can use it as the basis for preparing the IEE.
Can I use the building’s Energy Certificate to sell or rent an individual property?
No, to sell or rent an individual home or commercial unit, a separate Energy Certificate is required.
